These Terms of Use (“Terms”) govern your access to and use of AustinRenovationLoan.com (the “Site”). The Site is maintained for educational and marketing purposes by Matthew Brown, Sr. Loan Originator / Mortgage Broker (NMLS #1254520), offering mortgage origination services through Globe Mortgage, Inc. (NMLS #1390856), as applicable.
1. Acceptance of These Terms
By accessing or using the Site, you agree to these Terms and acknowledge the Privacy Policy. If you do not agree, do not use the Site. You must be at least 18 years old and legally capable of entering into a binding agreement to submit an inquiry through the Site.
2. Educational Information; No Commitment to Lend
Content is general and may not reflect every product requirement, property condition, investor overlay, geographic restriction, or change in law or program guidelines. Examples are illustrative only. Loan programs, rates, fees, terms, eligibility, and availability may change without notice and vary by applicant, property, transaction, lender, and jurisdiction.
Any financing is subject to a complete application, verification, credit and underwriting review, appraisal and property eligibility, acceptable contractor and renovation documentation where required, applicable disclosures, and final approval by the lender. No statement on the Site is a guarantee of qualification, closing, savings, equity creation, renovation outcome, property value, or future financial result.
3. Licensing and Service Availability
Mortgage services are offered only where the applicable mortgage company and individual originator are properly licensed or otherwise authorized and where the requested product is available. Site access from a location does not mean services are offered in that location. Licensing information may be reviewed through NMLS Consumer Access.
4. Requests and Applications
Submitting the general inquiry form does not create a lender-borrower, broker-client, fiduciary, advisory, or other professional relationship, and does not constitute a mortgage application. A mortgage application occurs only through an authorized application process and is subject to separate notices, disclosures, consents, and terms.
You agree that information you submit will be truthful, current, and complete to the best of your knowledge. Do not send Social Security numbers, bank or card numbers, account credentials, government identification numbers, or complete mortgage application data through the Site’s general inquiry form or ordinary email.
5. Communications
When you submit the Site’s inquiry form, you authorize Matthew Brown and Globe Mortgage, Inc. to respond using the telephone number and email address you provide regarding your inquiry. Consent to receive a response is not a condition of obtaining a loan or other service. Standard telephone, internet, and data charges may apply. You may ask us to stop non-required communications at any time.
6. Permitted Use
You may use the Site only for lawful, personal, and informational purposes. You may not:
- Use the Site in violation of law or the rights of another person;
- Submit false, misleading, fraudulent, malicious, or unauthorized information;
- Attempt to gain unauthorized access to the Site or interfere with its security or operation;
- Introduce malware, harmful code, automated attacks, or an unreasonable load on the Site;
- Scrape, copy, republish, sell, or commercially exploit Site content without written permission; or
- Impersonate another person or misrepresent your identity or authority.
7. Intellectual Property
The Site’s text, layout, graphics, branding, and other original content are owned by or licensed to us and are protected by applicable intellectual-property laws. You may print or save a reasonable portion for your personal, noncommercial use. No other license or transfer of rights is granted.

Links are provided for convenience and do not necessarily constitute endorsement. We do not control and are not responsible for third-party content, availability, security, terms, privacy practices, products, or services. Your use of a third-party service is governed by that provider’s terms and notices.
9. Website Availability and Changes
We may modify, suspend, or discontinue any part of the Site at any time. We do not guarantee uninterrupted, error-free, timely, or secure access, or that Site content will always be complete or current. You are responsible for maintaining appropriate device, browser, security, and backup protections.
10. Disclaimer of Warranties
TO THE FULLEST EXTENT PERMITTED BY LAW, THE SITE AND ITS CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, OR RESULTS.
11. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, MATTHEW BROWN, GLOBE MORTGAGE, INC., AND THEIR RESPECTIVE OWNERS, OFFICERS, EMPLOYEES, CONTRACTORS, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION ARISING FROM OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SITE OR RELIANCE ON SITE CONTENT.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited. Your rights under applicable consumer-protection laws remain unaffected.
12. Governing Law
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute concerning the Site or these Terms that is not subject to a separate written agreement will be brought in a court of competent jurisdiction in Travis County, Texas, unless applicable law requires otherwise.
13. Severability and No Waiver
If a provision of these Terms is found unenforceable, it will be enforced to the maximum extent permitted and the remaining provisions will remain in effect. A failure to enforce a provision is not a waiver of the right to enforce it later.
14. Changes to These Terms
We may update these Terms to reflect changes in the Site, services, or applicable requirements. The effective date at the top identifies the latest revision. Updated Terms apply prospectively when posted, subject to applicable law. Your continued use after an update constitutes acceptance of the revised Terms.
